In order to become a real estate agent, you have to first and foremost be a people person. The main task of real estate agents is to support customers in their search for the right apartment or house and to broker suitable properties. There are various ways to become a real estate agent in Germany, as there is no state-required training path. Expert knowledge is acquired, for example, through a relevant university degree, but career starters or talented lateral entrants can also make it in the industry. An official permit according to § 34c of the trade regulations is required to work as a freelance real estate agent. Depending on the region, these can be obtained from different offices, usually at the trade office, public order office, citizen's office, or town hall. In some areas, the Chamber of Industry and Commerce also issues the official permit. To do this, a trade license must be applied for. For this purpose, you need an identity card or passport, a police clearance certificate, a Schufa credit report as well as a tax clearance certificate issued by the tax office.
In addition, a certificate attesting that no insolvency proceedings are pending against the applicant must be enclosed; the same applies to an extract from the Central Trade Register, which can be obtained from the Public Order Office. All these documents must be submitted to the Trade Licensing Office, the Public Order Office, the Citizens' Registration Office or the Town Hall. In addition to these formal requirements, there are some personal qualities that a good real estate agent should have. The best real estate agents have a high level of initiative as well as negotiating skills, very good work organisation and empathy in order to recognise their clients' wishes and respond to their needs.
As a freelancer real estate agent, you work on a contingency basis. The decisive factor is the number of successful referrals, which creates an enormous range as far as remuneration is concerned. Brokerage fees are in the three-, four- or even five-figure range. Since real estate agents are basically tradespeople, they charge VAT and pay it to the tax office. Business-related expenses, such as costs for further training, reduce the taxable income and must be taken into account in the calculation. Permanent real estate agents, on the other hand, receive a fixed salary from their employer. In addition, there are usually contractually regulated commissions per sales transaction. While the fixed salary provides financial security, you can increase your income depending on the number of properties sold. There are no legal requirements for the broker's commission, also known as brokerage fee. It is freely negotiable between the two parties. As a rule, the negotiation of a broker's commission is success-based, a certain percentage of the sales amount is fixed.
